The 411: American buyers are increasingly eyeing Ontario cottages as prices soften and the U.S. dollar strengthens.
American buyers are increasingly looking at Ontario cottages, especially in Kawartha Lakes and Muskoka.
Realtors say interest picked up after Trump’s election, political unrest, and growing U.S. instability.
The strong U.S. dollar is making Canadian recreational property look cheap to Americans.
Ontario cottage markets are still soft overall, with high inventory and slower sales.
Lower-priced cottages may still see price declines, while luxury properties above $3M are holding up better.
Since the 2022 peak, smaller “tier two” lake markets have fallen roughly 25%, while premium lakes stayed more stable.
Foreign buyer bans largely do not apply to recreational properties, helping sustain international demand.
